The Town of Ajax has received applications concerning two residential developments with a combined 3,776 units.
One of them, a mixed-use building with some 3,188 residential units and 1,900 m2 of commercial gross floor area, is located at lands municipally known as 275 Westney Road South (map below).
An Official Plan Amendment application and Zoning By-law Amendment Application have been filed for the project.
The purpose of Official Plan Amendment Application and the proposed implementing by-law is to re-designate the subject lands from the Prestige Employment designation to the GO Transit Station Mixed Use Area designation and establish an Area Specific Policy (Area Specific Policy 6.48) for the subject lands to permit minimum and maximum building heights, minimum and maximum density standards, and a maximum tower floor plate size, the town said.
The purpose of Zoning By-law Amendment Application and the proposed implementing by-law is to rezone the subject lands from the Prestige Employment (PE) Zone to the GO Station Mixed Use (GS) Zone and establish a site-specific Exception (Exception 233) for the GS Zone to set development standards that would implement the proposed residential mixed-use development of the subject lands, it added.

The Second Project
Another Official Plan Amendment application and Zoning By-law Amendment Application seek to permit a residential mixed-use development on the lands municipally known as 250 Rossland Road East and the adjacent lands located at the southwest corner of Spitty Road and Penn-Gaskell Drive.
The proposed development consists of seven 8-storey buildings, containing approximately 588 residential units and 1,773 m2 of commercial gross floor area.
The purpose of Official Plan Amendment application and the proposed implementing by-law is to re-designate the subject lands from the Prestige Employment designation to the Mixed Commercial Corridor designation and to establish two Area Specific Policies for the subject lands to permit a new minimum and maximum building height and maximum density standard.
The purpose of Zoning By-law Amendment Application and the proposed implementing by-law is to rezone the subject lands from the Prestige Employment (PE) Zone to the Local Commercial (LC) Zone and to establish two site-specific Exceptions (Exception 234 and Exception 235) for the LC Zone to set development standards that would implement the proposed residential mixed-use development of the subject lands.

These amendments will be further discussed at a statutory public meeting to be held on Tuesday, February 17 at 1 pm.
