The number of neighbourhoods with homes going for under list price in Durham Region increased to 97 per cent in December, up 2 per cent from the previous month.
Only 3 per cent of neighbourhoods had homes selling for above asking, down 2 per cent from November, and there were no neighbourhoods with homes selling at list price unchanged from the previous month.
The bidding trend in Durham Region reflects what’s happening across the Greater Toronto Area. Last month, 98 per cent of GTA communities were in underbidding territory, while only 2 per cent moved into overbidding territory.
The Only Overbid Neighbourhood in December 2025
Excluding neighbourhoods with fewer than five sales, only one of the 37 neighbourhoods in Durham, Bay Ridges, Pickering had homes selling for over asking last month. The lone neighbourhood had a median sold price of $550,000 and an overbid amount of $1,000.
The Top-5 Underbidding Neighbourhoods in December 2025
The five most underbid neighbourhoods were scattered across the region. The neighbourhood of Uxbridge took the top spot with a median sold price of $1,170,000 and a median underbid amount of -$62,500.
Generally speaking, the top underbidding neighbourhoods in the Durham Region tend to be more expensive, while the top overbidding neighbourhoods have comparatively lower list prices.
In December, there were 37 Durham neighbourhoods where there were at least five home sales.
The top overbidding and underbidding neighbourhoods are ranked by the median overbid or underbid amount. The median overbid and underbid amounts are calculated by subtracting the list price from the sold price of each individual listing in a given neighbourhood. These are then ranked by the median of all subtractions and presented as the median overbid or underbid
amount.
