The Municipality of Clarington said it has received applications for proposed housing developments for 1,608 new home units in Bowmanville, Newcastle and Newtonville.
Tribute Tercot Brookhill has submitted applications for an Official Plan Amendment, Zoning By-law Amendment and Draft Plan of Subdivision at 2499 Nash Road, 2538 and 2494 Bowmanville Avenue in Bowmanville.
The proposal for 285 homes includes plans to develop:
- 37 single-detached homes
- 60 semi-detached homes
- 88 street townhouses
- Two medium-density blocks with 100 townhouses
- A park and partial school block
The Official Plan Amendment application introduces a site-specific amendment for the removal of a natural heritage feature to facilitate the proposed development. The Amendment also introduces compensation policies within the Brookhill Neighbourhood Secondary Plan if a natural heritage feature is proposed to be removed.
The total site area is approximately 11.15 hectares (27.5 acres) in size.

The proposed rezoning would change the property from Agricultural (A) to Urban Residential to facilitate the development.
Stacked Townhouses In Bowmanville
Clarington said Miller Planning Services has submitted applications on behalf of Peach Valley Developments Limited for an Official Plan Amendment and Zoning By-law Amendment at 24 Albert Street in Bowmanville.
The proposal seeks to facilitate the development of a common elements condominium consisting of 23 stacked townhouse units across three townhouse blocks.

The total site area is approximately 0.4752 hectares (1.17 acres) in size
1293 Units For Newcastle
GHD Limited has submitted applications on behalf of Rice Development Corp for an Official Plan Amendment (OPA) in association with previously submitted applications for a Zoning By-law Amendment and Draft Plan of Subdivision for lands located at 6 Wilmot Creek Drive, Newcastle.
The Official Plan Amendment seeks to facilitate the development of 1,293 residential units through amendments to the following policies of the Clarington Official Plan:
Policy 9.4.5(h), which currently limits townhouse developments to a maximum of 50 units per block and restricts the number of apartment buildings to two per block. The proposal features a mix of built-form typologies, including walk-up apartments, in the form of:
- 102 townhouse units on Block 8
- 13 apartment buildings on Block 10
- 5 apartment buildings on Block 9
Wilmot Creek Secondary Plan amendments, including:
A reduction in minimum building height within the High Density Residential designation on Block 10 from six storeys to four storeys; and
The redesignation of lands from Medium Density Residential to Parkette to accommodate an expanded park block (Block 13).

The subject lands have a total area of 30.71 hectares (75.89 acres).
Detached Dwellings In Newtonville
D.M. Wills Associates Limited (Agent) on behalf of 2408428 Ontario Inc. c/o., Shawn Rondeau (Owner), has submitted a Zoning By-law Amendment and Draft Plan of Subdivision application to facilitate seven single detached dwelling lots serviced by Regional watermain and private septic at Part of Lot 8, Concession1 in Newtonville.
The proposed lots will have a minimum lot frontage of 27 metres and a minimum lot area of 2,000 square metres.
