
The number of homes selling for under asking in Durham Region grew in October, up from the previous month, as only one neighbourhood had homes selling for above asking, and no neighbourhoods had homes selling at asking.
In October, a mere 2 per cent of the neighbourhoods in Durham Region were in overbidding territory, similar to September. The percentage of neighbourhoods in underbidding territory increased slightly from 95 per cent in September to 98 per cent in October.
The bidding trend in Durham Region mirrors what’s happening across the Greater Toronto Area. Last month, 98 per cent of neighbourhoods in the GTA were in overbidding territory, while only 2 per cent moved into overbidding territory.
The Only Overbid Neighbourhood in October 2025
Excluding neighbourhoods with fewer than five sales, only one of the 42 neighbourhoods in Durham — Lynde Creek, Whitby — had homes selling for over asking last month. The lone neighbourhood had a median sold price of $849,000 and an overbid amount of $51,100.
The Top-5 Underbidding Neighbourhoods in October 2025
The five most underbid neighbourhoods were scattered across the region. Ashburn, Whitby, took the top spot with a median sold price of $957,500 and a median underbid amount of – $42,750.
Generally speaking, the top underbidding neighbourhoods in the Durham Region tend to be more expensive, while the top overbidding neighbourhoods have comparatively lower list prices.

Methodology: At the end of each month, Wahi compares the differences between the median list and sold prices to determine whether neighbourhoods are in overbidding or underbidding territory, excluding those neighbourhoods with fewer than five transactions in a given month. In October, there were 42 Durham neighbourhoods where there were at least five home sales. The top overbidding and underbidding neighbourhoods are ranked by the median overbid or underbid amount. The median overbid and underbid amounts are calculated by subtracting the list price from the sold price of each individual listing in a given neighbourhood. These are then ranked by the median of all subtractions and presented as the median overbid or underbid amount.
