New 33-unit development planned for Samac community

The Oshawa Economic and Development Services Committee will be considering applications to amend the Secondary Plan for the Samac Community submitted by the Biglieri Group on behalf of Reza Fadavi for lands at 2043 Simcoe Street North.

The applicant proposes to develop the site with two 3-storey stacked townhouse buildings (apartment buildings) containing a total of 33 units.

The purpose of these applications is to amend the Secondary Plan for the Samac community by adding a site specific policy to permit a maximum residential density of 180 units per hectare.

As well as amend Zoning By-law 60-94 by rezoning the lands from MU-A(4) h-12 (mixed use) to an appropriate site specific MU-A (mixed use) Zone, to implement the proposed development with site specific conditions to permit certain standards such as, but not necessarily limited to, increased height, density and lot coverage, reduced yard depths, building frontage and parking, and to permit balconies on multiple building façades, said a city statement.

A public meeting will take place on January 12 at 6:30 pm in the Council Chamber, Oshawa City Hall, 50 Centre Street South.

The Samac Community is a family-oriented neighborhood in north Oshawa, Ontario, known for its blend of nature (Camp Samac, conservation areas) and modern amenities, with newer homes, diverse residents, and local shops, offering a calm, green living environment with easy highway access.

The Samac Community also includes Durham College and part of the University of Ontario Institute of Technology which are major institutional uses for the city and the region.
