Clarington development of 980 units moves ahead

Three development proposals, one of them a huge complex with some 980 units, will be coming to the Clarington Planning and Development Committee on Monday, April 14.

The municipality clarified that as yet, these are not approved developments – this is the start of the planning process.

980 Unit Development in Bowmanville

Modo Bowmanville Urban Towns Ltd. and Modo Bowmanville Towns Ltd. have submitted applications for an Official Plan Amendment, Zoning By-Law Amendment, and Draft Plan of Subdivision at 2050, 2078, 2098 Green Road and 279 Boswell Drive in Bowmanville.

The location is behind Walmart in west Bowmanville.

The proposal seeks to develop 980 residential units consisting of:

  • 74 three-storey townhouses, and
  • 906 apartment units within four buildings ranging from 9 storeys to 12 storeys

The total site area is 9.81 acres (3.96 hectares) in size.

A development of 513 residential units was proposed by Kaitlin Corporation on the same lands in September 2021 (see below)

Proposed development at 53 Liberty Street

North Lakes Developments & Construction has submitted applications on behalf of 13296415 Canada Corporation for a Zoning By-law Amendment at 53 Liberty Street North, Bowmanville.

The proposal conforms to Clarington’s Official Plan requirements for this area and seeks to facilitate the construction of a 7-unit, 3-storey apartment building in Bowmanville.

The total site area is 766 square metres (0.07 hectares) in size.

Proposed development at 221 Liberty Street

BG Biddle & Associates has submitted applications on behalf of 100801308 Ontario Inc. for a Zoning By-law Amendment at 221 Liberty Street North, Bowmanville.

The proposal conforms to Clarington’s Official Plan requirements for this area and seeks to facilitate the creation of five lots in Bowmanville.

Public Meeting

The municipality will hold a public meeting at Council Chambers which can be attended virtually by watching the live stream at www.clarington.net/calendar.

  1. That plan will result in more crime and overall degradation of lifestyle to those living in the area. Get rid of the apartments, give a mix of semi towns and single detached only or you risk a repeat of Brampton, Scarborough, Pickering, ajax, which are dumps..

This should not of been approved…these are high density apartment buildings which will only cause more crime into migrating people from the GTA in the neighbouring area and cant imagine bringing down the value of homes as that are facing south as their view of this massive concrete jungle hiding the sun as well….it will absolutely takes away the beauty of the rural feel in the vicinity and will become a major road traffic dilemma. Only detached home or townhomes should be erected there….thisbis a recipe for disaster to Bowmanville.
