Durham features neither in GTA’s most nor least costly areas

New data from digital real estate platform Wahi reveals the most and least affordable neighbourhoods to buy a home in the Greater Toronto Area (GTA).

In August 2026, Rosedale topped the GTA as the most expensive neighbourhood, with a median sold price of nearly $3.5 million. Meanwhile, Pine Valley Business Park in Vaughan recorded the lowest median sold price at $392,500.

Across the neighbourhoods analyzed, prices ranged by more than $3.1 million.

The analysis highlights the striking contrast between the GTA’s priciest communities, including Ledbury Park, Bayview Hill, Summerhill and Forest Hill, and more affordable neighbourhoods such as Wallace Emerson, Regent Park, Flemingdon Park and Henry Farm.

Housing type plays a major role, with the least expensive neighbourhoods generally offering a greater concentration of condos, apartments and smaller homes.

The report provides a snapshot of the GTA’s five most expensive and five least expensive neighbourhoods, reflecting how location, housing type, and lifestyle amenities shape affordability and buyer demand across the region.
