Four residential towers planned at Smart Centres

An application has been submitted for construction of four residential towers and commercial facilities at the Smart Centres complex on Brock Road in Pickering.

Applications for Official Plan Amendment, Zoning By-law Amendment and Site Plan Approval have been submitted by First Simcha Shopping Centres Limited and Calloway REIT (Pickering) Inc. to facilitate redevelopment of a portion of their lands municipally known as 1899 Brock Road. The subject lands to be redeveloped (referred to as Block 1) are located at the northeast corner of Brock Road and Pickering Parkway, said a city statement.

The applicant is proposing to redevelop the lands for a phased mixed-use development consisting of 4 residential towers containing a total of 1,678 dwelling units and 3,670 square metres of grade related commercial uses. Phase 1 represents the westerly portion of Block 1 adjacent to Brock Road to be developed with two towers ranging in height from 33 to 34 storeys, connected by a 4-storey shared podium, containing 737 dwelling units and 1,346 square metres of grade related commercial uses, the statement said.

Future phases will be developed separately at a later time, each of these phases being proposed for single residential towers (Towers 3 and 4) ranging in height from 40 to 43 storeys, containing 941 dwelling units and 2,323 square metres of grade related commercial uses as shown on the Submitted Phasing Pan, the statement added.

These lands are located within the Council endorsed Kingston Road Corridor and Specialty Retailing Node Intensification Plan Area.

The city said residents have an opportunity to participate in the planning process and will be followed by a Statutory Public Information Meeting at a later date.

The meeting will provide interested parties the ability to learn more about the proposal and provide any comments.
