Something new is coming to Courtice

Clarington Municipality has announced the Southeast Courtice Secondary Plan and Municipal Class EA Master Plan, and is seeking public comments on the draft.

The transit-oriented neighbourhoods proposed by the Southeast Courtice Secondary Plan will include a diverse range of housing located within walking distance to shopping, services, schools and amenities. It will include a variety of densities and mix of uses along Bloor Street and Courtice Road, said a municipal media statement.

A linked system of parks and trails will support ease of pedestrian movement throughout the area. The plan includes the tributaries of the Robinson and Tooley Creeks. As a result, the plan has been designed with the preservation of the natural heritage system as a priority, said the statement.

Clarington is also seeking input on the Urban Design and Sustainability Guidelines that have been prepared to advance the vision of this plan. A subsequent phase of the process will involve the preparation of the implementing zoning regulations. This will be followed by development applications, it said.

New or realigned major roads

As part of the Southeast Courtice Secondary Plan the Municipality of Clarington is undertaking an Environmental Assessment (EA) Master Plan process for new or realigned major roads.

The purpose of the Southeast Courtice Secondary Plan (and the implementing Official Plan Amendment) is for the municipality to plan for new, predominantly residential neighbourhoods that prioritize natural heritage protection. The effect of this new Secondary Plan will be to change the land uses permissions for this part of Courtice in a manner that implements the policies of the Clarington Official Plan and efficiently manages growth.

The proposed Official Plan Amendment, including additional information and background studies, are available for review at www.clarington.net/SoutheastCourtice.
