100-apartment building planned in Oshawa

A 100-apartment building is being planned for Oshawa and the city says it will call for a public meeting before the application is allowed to proceed.

“An application has been submitted to the City of Oshawa by 1841393 Ontario Inc. and Walter Lam to amend Zoning By-law 60-94 (File: Z-2020-01) for lands located at the northwest corner of Front Street and Albany Street, known municipally as 64 Albany Street and 426 Front Street,” the city said in a media release.

The application has been determined to be complete, it said adding that a Notice of Public Meeting under the Planning Act will be advertised separately at a future date.

Why: The applicant proposes to develop the site for an 11 storey apartment building with 100 apartment units.

The purpose of the application is to amend Zoning By-law 60-94 by rezoning the lands from R2 (Residential) Zone and R5-A/CIN (Residential/Community Institutional) Zone to an appropriate R6-D (Residential) Zone, to implement the proposed development with site specific conditions to permit certain performance standards such as, but not limited to, increased residential density, increased building height, reduced required parking and reduced front, interior and exterior yard depths.

  • To Appeal: If a person or public body would otherwise have an ability to appeal the decision of the City of Oshawa to the Local Planning Appeal Tribunal (Tribunal) but the person or public body does not make oral submissions at the public meeting or make written submissions to the City of Oshawa before the by-law is passed, the person or public body is not entitled to appeal the decision.
    If a person or public body does not make oral submissions at a public meeting or make written submissions to the City of Oshawa before the by-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Tribunal, unless, in the opinion of the Tribunal, there are reasonable grounds to do so.
