222-unit development proposed in Clarington

The Municipality of Clarington has announced two development proposals that will be coming to the Planning and Development Committee on Monday, October 20.

One of them concerns a 222 dwelling unit development in Bowmanville.

The municipality emphasized that these are not an approved project – it is the start of the planning process. The municipality is required to process every development application it receives.

Proposed Development at 2600 and 2798 Green Road in Bowmanville

The Biglieri Group has submitted applications on behalf of Delpark Homes for a Zoning By-law Amendment and Draft Plan of Subdivision at 2600 and 2798 Green Road in Bowmanville.

The proposal conforms to Clarington’s Official Plan and seeks to facilitate the development of three parcels containing a total of 222 dwelling units, which include:

  • 45 single detached lots on an 18-metre-wide crescent-shaped local road
  • A medium-density block consisting of 177 apartment units within a four-storey building, with vehicle access from a 15-metre-wide public road
  • A park and a stormwater management pond
  • A 5-metre road widening along Green Road

The total site area is 21.67 hectares (53.5 acres) in size.

Proposed development at 4854 Concession Road 5, Clarke

Clark Consulting Services has submitted applications on behalf of Thornlea Holsteins for an Official Plan and Zoning By-law Amendment at 4854 Concession Road 5, Clarke.

The proposal seeks to facilitate the severance of a dwelling that is no longer needed for a farming operation, due to the consolidation of non-abutting farm parcels.

The proposed severed parcel (dwelling) is 0.32 hectares, and the proposed retained parcel (farm parcel) is 38.57 hectares
