New KFC coming to west Bowmanville, No Frills approved

Clarington Council has approved three new developments, including the proposed No Frills supermarket and a new KFC outlet in Bowmanville, as well as a 19-home development in Newtonville.

IGP Realty Advisors, on behalf of Suncor Energy, had submitted a zoning by-law amendment application to permit a new eating establishment with a drive-through in addition to the other commercial uses already permitted at 2305 Highway 2, in Bowmanville.

The applicant is proposing redevelopment of the site, which involves demolishing the current gas canopy and replacing it with a new one, with slight adjustments in location and orientation.

The existing drive-through car wash will be retained. A new eating establishment: KFC with a drive through facility and a convenience store is proposed to have a combined gross floor area of 287.5 square metres, said a council update.

It said the proposed use conforms with the Clarington Official Plan.

No Frills Goes Ahead

Following the November 10 Planning and Development Committee meeting, council has approved a  supermarket at 91 and 95 Baseline Road West in Bowmanville.

Zelinka Priamo, on behalf of Peavey Management. C/O Loblaw Companies Limited, had submitted applications for an Official Plan Amendment and a Zoning By-law Amendment to permit a supermarket use at the property located at 91 and 95 Baseline Road West, Bowmanville.

No changes are proposed to the existing footprint of the building, no additional access from Baseline Road has been requested and there is no proposed change to the existing parking layout.

Loblaw Companies is proposing to renovate the existing vacant commercial building on the subject lands to accommodate a No-Frills Supermarket within the existing building.

The existing on-site loading areas and access to the property will remain unchanged. A total of 86 parking spaces are existing out of which two existing spaces are proposed to be converted for cart corrals and existing spaces to be converted into two additional accessible parking spaces.

The council also approved a development of 19 detached homes north of Highway 2 and east of Regional Road 18 in Newtonville.

An application for a zoning by-law amendment was submitted by Planfarm Inc. on behalf of WDD International Inc. to facilitate a proposed Draft Plan of Subdivision which shows 19 detached dwelling lots, a stormwater management pond, a walkway and public roads in Newtonville.

The update said the Hamlet of Newtonville is considered a settlement area under the Greenbelt Plan. Policies are to support residential development which is compatible and complementary to the rural community. The proposed development is located in an existing residential area, where the lots are to be similar in size and density to other residential lots along Regional Road 18 and Church Lane.
