The City of Pickering has received an application for a Zoning By-law Amendment. The applicant is Apcom Enterprises Inc.
The subject property is located between Goldenridge Road and Appleview Road, south of Dunbarton Creek, in the Dunbarton neighbourhood, said a city statement.
The property has area of approximately 3,184 square meter, with frontages along Appleview Road and Goldenridge Road. The site currently contains a vacant one-and-a-half-storey detached dwelling that is proposed to be demolished.

The applicant proposes to rezone the eastern portion of the property fronting Appleview Road to an Environmental Protection “EP” Zone and the western portion fronting Goldenridge to a Residential First Density “R1H” Zone, with site-specific provisions to:
• Reduce the minimum required lot frontage from 12 metres to 11.5 metres; and,
• Reduce the minimum required interior side yard setback from 1.2 metres on both sides to 1.2 metres on one side and 0.6 of a metre on the other side.
What is Being Proposed?
The applicant is proposing to create three lots for detached dwellings.
Each lot would have a minimum lot frontage of 11.55 metres and a lot area ranging from approximately 656 square metres to 753 square metres.
The proposal also includes the creation of an environmental block on the eastern portion of the property along Appleview Road, which is intended to convey to the city.

The subject properties are located on the north and south sides of the Highway 407 corridor near Brock Road, in the Thompson’s Corners.
The applicant is requesting an Official Plan Amendment to allow a broader mix of land uses, maintain consistency with provincial policies, and ensure compatibility with surrounding land uses.
What is Being Proposed?
The applicant is proposing changes to the landuse designations in the city’s Official Plan to permit a broader range of uses, including residential, commercial, employment, institutional, and other related facilities such as hospitals.
