The Township of Scugog has announced that a proposed new community project in Port Perry by Avenu Proporties is under review.
If recommended by staff the project will likely be developed under a Ministerial Zoning Order (MZO).
Key features of the proposed development include:
- Located within the Port Perry Settlement Area – designated ‘Residential’
- Residential designation permits maximum density up to 50 uph, approximately 800 units on the site
- 500-600 units proposed well below maximum density, excellent balance of medium density development
- Maximum Height not to exceed 5 storeys
- Municipal Trail planned along shoreline
On June 24, 2024, township council considered a MZO, under section 47 of the Planning Act for a new community in Port Perry. The request was referred to staff for review and comment. The livestream can be viewed through our Council Calendar.
A township announcement said a report will be presented to the Scugog Planning and Community Affairs Committee on September 16, to consider passing a resolution and request the Minister of Municipal Affairs and Housing to enact the MZO to implement the proposed development.
In December 2023, Avenu Properties initially made a request to Council to consider a Community Infrastructure Housing Accelerator (CIHA) application. The Province of Ontario has, however, eliminated the CIHA program and Avenu Properties has subsequently requested the Township to support an MZO.
