The Town of Ajax has received an application for the development of some 80 stacked townhouse dwellings on lands located at the southeast corner of Rossland Road West and Harkins Drive (see below).
This would require an Official Plan Amendment (Application OPA24-A3) and Zoning By-law Amendment (Application Z7/24), said the town.
It notified residents and stakeholders to review and comment on the proposed applications, prior to their consideration by the council, at a Statutory Public Meeting to be held on Monday, September 16 at 1 pm.
The purpose of the applications is to permit an increase in density to accommodate the proposed development of the subject lands. The purpose of Zoning By-law Amendment Application Z7/24 and the proposed implementing by-law is to:
- rezone a portion of the subject lands from the Neighbourhood Centre (NC) Zone to the Residential Multiple Six (RM6) Zone to establish a consistent zone category (RM6 Zone) for the subject lands; and
- amend Exception 193, which was established for the subject lands through a previous Zoning By-law Amendment for a different development proposal, to permit the proposed stacked townhouse dwellings and set site-specific development standards that would implement the proposed residential development of the subject lands.
The proposed implementing by-laws are being brought forward under the authority of Section 284.11.1 of the Municipal Act and in accordance with Ontario Regulation 580/22, “Provincial Priorities”.
