Plans to build a 20-townhouse community in Ajax

A developer has applied to the Town of Ajax for permission to build 20 townhouses, according to a notice issued by the town.

“The Town of Ajax is in receipt of development applications, submitted by Firmland (Cedar) Inc., proposing the development of 20, three-storey back-to-back townhouse dwellings with a private condominium lane,” it said.

The subject property at 3-73 Cedar Street is located at the southeast corner of Cedar Street and Knapton Avenue. The lands affected by the proposed development are located on vacant portion of 3-73 Cedar Street, sited at the northwest of the lands.

The purpose of the Official Plan Amendment is to re-designate portions of the subject lands from Low Density Residential designation to the Medium Density Residential designation to permit an increase in density. The purpose of the Zoning By-law Amendment is to rezone the lands with site-specific exceptions to permit back-to-back townhouse dwellings and set development standards to facilitate the proposed development. The purpose of the Draft Plan of Condominium is to establish the necessary blocks and common elements condominium tenure for the proposed development, the notice said.

It said the Zoning By-law Amendment also addresses the existing 36 rental townhouses with a private lane on the subject lands. The Zoning By-law Amendment will address existing legal nonconforming setbacks and deficiencies created by an associated Land Division application.

Ajax said a Statutory Public Meeting will be held on Tuesday, September 6, 2022 at 7 pm. This public meeting is being held electronically and will be livestreamed for public viewing at ajax.ca/live.
