470-home community being planned in Oshawa

The City of Oshawa has received applications to build some 470 homes on Conlin Road East and Wilson Road North.

Applications have been submitted by Weston Consulting on behalf of Kedron North GP Inc. for approval of a Draft Plan of Subdivision (File: S-O-2022-02) and to amend Zoning By-law 60-94 (File: Z-2022-05) for lands generally located north of Conlin Road East and east of the future northerly extension of Wilson Road North, said a city notice.

It said the applications have been determined to be complete. A Notice of Public Meeting under the Planning Act will be advertised separately at a future date, it added.

It said the purpose of these applications is to:

  1. Implement a draft plan of subdivision (S-O-2022-02) which proposes three medium density residential blocks for up to 470 units, a community use block, a community park block, two open space blocks, a road widening block and part of a new arterial road; and,
  2. Rezone the lands from AG-A (Agricultural) to appropriate zones to implement the proposed draft plan of subdivision.

Ritson 50-home development

The city has also received an application by DG Biddle and Associates Limited on behalf of 1494339 Ontario Limited to amend Zoning By-law 60-94 (File: Z-2022-07) for lands generally located at the southeast corner of Ritson Road North and Luple Avenue.

The application has been determined to be complete. A Notice of Public Meeting under the Planning Act will be advertised separately at a future date.

The applicant proposes to develop the site for four single detached dwellings and a six-storey apartment building with 46 apartment units.

The purpose of the application is to rezone the lands from UR (Urban Reserve) to:

  1. an R1-E (Residential) Zone to permit 4 single detached dwellings; and,
  2. an appropriate R6-B (Residential) Zone to permit a 6 storey, 46 unit apartment building with site specific conditions to permit certain performance standards such as, but not limited to, increased building height, reduced parking and reduced front and exterior side yard depths.

The lands subject to this application are also subject to an Application for Site Plan Approval (File: SPA-2022-20) and an Application for a Standard Draft Plan of Condominium (File: C-O-2022-06).
