105-townhouse project planned in central Oshawa

Cedar City Shakespeare Avenue Inc., a developer, has applied tor Planning Act amendment to build 105 block townhouse dwellings at 570 Shakespeare Avenue in Oshawa.

The application proposes accessory apartments in up to 14 of the block townhouse dwellings, said a city notice.

The purpose and effect of these applications is to:

  1. Amend the Oshawa Official Plan to permit an accessory apartment in 14 of the block townhouse dwellings.
  2. Rezone the lands from R1-C/CIN (Residential/Community Institutional) to:
    • An appropriate R4-A (Residential) Zone to permit 105 block townhouse dwellings with site specific conditions to permit certain performance standards such as, but not limited to, reduced front yard depth and exterior side yard depth, reduced landscaped open space, reduced front yard landscaped open space for parcels of tied land, reduced minimum front lot line for parcels of tied land, and increased building coverage and building height, and to permit an accessory apartment in 14 block townhouse end units;
    • An OSP (Park Open Space) Zone to permit the proposed City parkette; and,
  3. Implement a common elements draft plan of condominium for 105 block townhouse dwellings. The common elements include a private roadway, visitor parking areas, landscaped open space and a utility building. An application has also been submitted for Site Plan Approval (File: SPA-2022-05).

The city is calling a Planning Act public meeting regarding applications submitted by Cedar City Shakespeare Avenue Inc. for lands municipally known as Shakespeare Avenue and Wilson Street South.

The meeting will be held on May 9 at 6:30 pm. It is open to the public and will take place in person in the Council Chamber, Oshawa City Hall, 50 Centre Street South.
