259-homes project seeks increased density, minimum parking

A 259-homes residential project planned in Ajax is seeking permission to increase height, minimum parking requirements and the maximum unit count.

The project is for lands located at 101 Pickering Beach Road and 235 Bayly Street West.

It includes four townhouses in a separate building, according to submitted documents.

The Town of Ajax announced it has received an Official Plan Amendment Application OPA24-A2 and Zoning By-law Amendment Application Z6/24 seeking to permit an increase in height, minimum parking requirements and the maximum unit count for the proposed residential development of the subject lands.

It said the purpose of Official Plan Amendment Application and the proposed implementing by-law is to amend Area Specific Policy 6.35 for the subject lands to permit a maximum density of 692 units per net hectare for lands designated High Density Residential.

The purpose of Zoning By-law Amendment Application and the proposed implementing by-law is to amend site-specific Exception (Exception 212) to set development standards (i.e. maximum height, minimum parking requirements and maximum unit count) that would implement the proposed residential development.

The town has called a Statutory Public Meeting on Tuesday, August 13 at 10 am.

  1. Why would they want minimum parking? Ajax and Durham region transit is not scheduling enough for people to go without cars. Will it be affordable? And by affordable I do not mean $2500 per month in rent..

  2. Let’s build more houses and charge exorbitant prices instead of focusing on affordable housing! Yay! What a wonderful idea! It’s not like there are unhoused people here :))
