The Municipality of Clarington has announced that it has received two development proposals. These will be coming to the Planning and Development Committee on Monday, January 20, for review.
Proposed development at Nash Road and Bowmanville Avenue, Bowmanville
Tribute Tercot Brookhill 2 Inc. has submitted applications for a Zoning By-law Amendment and Draft Plan of Subdivision at 2499 Nash Road, 2538 Bowmanville Avenue, and 2494 Bowmanville Avenue in Bowmanville. The proposal includes plans to develop 285 residential units consisting of:
- 37 single-detached homes
- 60 semi-detached homes
- 88 street townhouses
- Two medium-density blocks with 100 townhouses
- A park and partial school block
The proposed rezoning would change the property from Agricultural (A) to Urban Residential to facilitate the development.
The total site area is approximately 27.5 acres (11.15 hectares) in size.
Proposed development at 2547 Bowmanville Avenue, Bowmanville
Tribute Tercot Brookhill 1 Inc. has submitted applications for a Zoning By-law Amendment and Draft Plan of Subdivision at 2547 Bowmanville Avenue in Bowmanville. The proposal includes plans to develop:
- 18 single-detached homes
- 18 semi-detached homes
- 11 street townhouses
- Two medium-density blocks with 140 stacked townhouses
- A park and stormwater pond
The proposed development would rezone the property from Agricultural (A) to Urban Residential Type Two (R2) for single-detached and semi-detached homes, and to Urban Residential Type Three (R3) for stacked townhouses and street townhouses. Each zone will have specific standards for how the land can be developed. The rezoning plan also includes identifying the boundaries of environmental features on the property and setting a minimum buffer zone to protect vegetation.
The total site area is approximately 17.1 acres (6.93 hectares) in size.
The municipality said residents can join the Planning and Development Committee online or in person on Monday, January 20, beginning at 6:30 pm to learn more about the proposed developments and share feedback. It will take place in Council Chambers, Municipal Administrative Centre, 40 Temperance Street, Bowmanville.
