Pickering has received applications from Seaton Commercial Developments Ltd. to amend the Official Plan and Zoning By-law for lands on the south side of Taunton Road, between Burkholder Drive and Peter Matthews Drive, within the Lamoreaux Neighbourhood of the Seaton Community.
According to the City of Pickering, the developer is proposing to build a commercial plaza on the westerly portion of the site. The plan includes seven buildings with a total floor area of about 13,000 square metres. Proposed uses include a grocery store, pharmacy, daycare, banks, restaurants, personal services, and other service-related businesses.
Vehicular access is planned from Taunton Road, Burkholder Drive, and the future Hibiscus Drive extension.
To allow the project, the developer is requesting changes to the Official Plan and Zoning By-law. These include removing the “Pedestrian Predominant Street” designation along the Hibiscus Drive extension, eliminating certain setback requirements, adding “Seasonal Garden Centre” as a permitted use, and allowing new site-specific standards for both the commercial plaza and adjacent townhouse development.
