SW Courtice rezoned for residential communities

Clarington Council said it has endorsed two secondary plan policies that will guide growth in Clarington to support the booming community, maintain neighbourhood-oriented development and protect the green space.

The Southwest Courtice and Brookhill Secondary Plans were endorsed by council and have been sent to the Region of Durham for approval. The Southwest Courtice Secondary Plan spans an area of 216 hectares of land bordering Bloor Street in the north, Robinson Creek to the east, Townline Road South in the west and Highway 401 to the south. About half of the land has already been developed under the existing Secondary Plan completed in 1996. The remainder of the land will be redesignated from its current employment designation to residential.

The Southwest Courtice Secondary Plan contains significant green spaces included in Robinson Creek and its associated tributaries and valley lands. These watercourses and their associated woodlots and wetlands guide the structure of the Secondary Plan layout. The highest density development is proposed along Bloor Street, said the council.

Next Phase

The next phase in the development will include the implementation of the zoning regulations, followed by private development applications for subdivision approval.

The Southwest Courtice Secondary Plan will implement a planning framework to facilitate the development of the lands to create a residential community with a strong emphasis on walkability and access to amenities to encourage social interaction and outdoor activity. A linked system of parks and trails will allow pedestrian travel throughout the area. This plan includes the tributaries of the Robinson and Tooley Creeks and is focused on the conservation of the natural heritage system.

A Recommendation Report regarding the Southwest Courtice Secondary Plan is scheduled for consideration at the upcoming Planning and Development Committee Meeting on May 17 at 4 p.m.
