Clarington Clarifies: Newcastle locker, parking for sale

The Municipality of Clarington has put up a parking space and a storage locker at 21 Brookhouse Drive in Newcastle up for sale by public tender.

At the address, there is a four-storey condominium building with 78 units.

The confusion arose as the notice was headlined ‘Sale of land by public tender‘ and mentioned as per the last returned assessment roll, the assessed value of the land for condo units 40 and 93 on level A, is $16,000. The minimum tender amount is $11,105.55.

The notice also mentions three other spaces 154, 163 and 174, the combined assessed value of which was put at $3,000. However, the minimum tender amount being asked is $9,869.56.

Tax Sales

The spaces are apparently being sold to recover unpaid taxes.

In response to a Durham Post query, the municipality yesterday said: “The items referenced in your link are a parking space and storage locker in a condominium building. See here for details: Clarington – Ontario Tax Sales.”

Tenders will be received until 3 pm local time on November 4, at the Municipal Administration Centre, 40 Temperance Street in Bowmanville.

The municipality said condominium declaration restricts ownership of this unit to a person or entity that already owns a residential unit within the condominium corporation. Prospective purchasers are solely responsible for confirming their eligibility to acquire and hold title before submitting a tender, said the notice.

Tender Details

Tenders must be submitted in the prescribed form and must be accompanied by a deposit of at least 20 per cent of the tender amount, which deposit shall be made by way of a certified cheque/bank draft/ money order payable to the Municipality of Clarington.

The successful purchaser will also be required to pay accumulated taxes and any taxes that may be applicable, such as a land transfer tax and HST.

The municipality has no obligation to provide vacant possession to the successful purchaser.
