New proposal squeezes in 40 more condos in same plot

The City of Pickering has received a development proposal submitted by Liverpool Road Limited Partnership for lands located on the west side of Liverpool Road between Annland Street to the north and Wharf Street to the south.

The applicant is proposing a residential condominium development consisting of 91 dwelling units, with access from internal private roads. An earlier proposal had 51 units in the plan.

A total of 163 parking spaces are proposed to accommodate residents and visitors.

The subject lands are municipally known as (see location map below):
• 640 Liverpool Road
• 607 & 609 Annland Street
• 1276, 1280, 1282, 1288, 1290, 1292 & 1294 Wharf Street

Previous Application

In June 2024, city council approved a residential condominium development consisting of 51 townhouses. The unit mix included 45 rear-lane and traditional townhouses, and 6 live/work townhouses fronting Liverpool Road. The proposal had a residential density of 45 units per net hectare.

Now, Liverpool Road Limited Partnership has submitted new applications for Zoning By-law Amendment
(A 03/26) and Draft Plan of Condominium (CP-2026-02).

The revised proposal is for a residential condominium development consisting of 91 dwelling units, with access from internal private roads.

The proposed unit mix includes 86 traditional, stacked, and back-to-back townhouses, as well as a three-storey mixed-use building containing 298 square metres of commercial space at-grade and five two-storey residential units above.

The proposal has a residential density of 80 units per net hectare. A total of 163 parking spaces are proposed to
accommodate residents and visitors.
