Clarington Council has approved a zoning by-law amendment for 1631 Baseline Road in Courtice, permitting truck sales as an accessory use as part of a proposed new industrial development.
Municipal staff had earlier recommended the approval of a 4,300 square metre industrial building just off Highway 401 in the Courtice GO station area.
The zoning by-law amendment application was submitted by Innovative Planning Solutions, on behalf PAG Commercial Vehicles Canada and PTG Mississauga Enterprises Limited Partnership.
The proposed industrial building will primarily consist of truck servicing, parts storage, and ancillary retail uses, along with accessory office space. The zoning by-law amendment was required to permit truck sales as an auxiliary use.
GO Station Area
The subject lands are located at 1631 Baseline Road, on the southwest corner of Baseline Road and Trulls Road and is within the Courtice Transit-Oriented Community (TOC) and Go Station Area Secondary Plan, said the staff report.
The Secondary Plan recognizes these lands as an important employment area intended to accommodate a range of light industrial and employment-generating uses in a high-quality business park setting that supports long-term economic growth.
The CTOC Secondary Plan also promotes the development of employment lands adjacent to Highway 401 and Highway 418 to support business investment, employment opportunities, and a balanced mix of land uses within the future transit-oriented community, said the report.
Site Plan Approval
The proposed development will be subject to site plan approval, which will ensure that landscaping, building design, access, and site layout are developed in accordance with the urban design objectives of the Secondary Plan.
Staff recommended that the zoning by-law amendment included in attachment 1 be approved with a holding symbol. The (H) holding provision will be removed once the applicant applies for a site plan application and fulfills all its conditions, the report said.
