Oshawa Council has passed two by-laws changing zoning to allow for the construction of 511 residential units and four blocks of 63 stacked townhomes.
The lands in question are 827 Gordon Street and the lands located east of the upcoming northerly extension of Wilson Road North and south of the future extension of Nancy Diamond Boulevard.
The 63 stacked townhouses will have private garages.
The site can also now accommodate a medical office and additional permitted uses in the existing building such as:
- Art Gallery
- Business Office
- Commercial School
- Museum
- Music Club
- Personal Service Establishment
- Professional Office, excluding Clinic
- Studio

511 Units Planned
The three medium density residential blocks for 511 units will be coming to the area that will be Wilson Road North and south of the future extension of Nancy Diamond Boulevard.
The effect of By-law 34-2026 is also to facilitate a community use block, part of a community park block, two open space blocks, part of a new east-west arterial road (future Nancy Diamond Boulevard) and a road widening for Wilson Road North, subject to special zoning regulations related to minimum and maximum density, additional permitted uses, increased lot coverage and height and reduced yard depths, parking, driveway length and landscaped open space.

The by-laws were passed on April 27th.
