As the spring homebuying season wrapped up, competition for Durham Region homes softened, with more neighbourhoods moving back into underbidding territory.
In May, 10 per cent of neighbourhoods saw homes sell above asking, down from 30 per cent in April.
Meanwhile, the share of neighbourhoods where homes sold below list price rose to 88 per cent, up from 60 per cent the previous month. Only 2 per cent of neighbourhoods saw homes sell at asking, compared with 10 per cent in April.
Durham Region’s shift toward underbidding mirrors a broader trend across the Greater Toronto Area, where bidding competition spiked in April before easing again in May. Across the GTA, the share of neighbourhoods in underbidding territory rose to 92 per cent, up from 84 per cent the previous month. Overbidding, meanwhile, fell to 7 per cent from 13 per cent in April, while just 1 per cent of communities saw homes sell at asking, largely unchanged from the month before.
Top 4 Overbidding Neighbourhoods in May 2026
Excluding neighbourhoods with fewer than five sales, only four neighbourhoods saw overbidding in May, with those pockets spread across the region. The top-4 overbid neighbourhoods had a median overbid amount ranging from $100 to $36,000.
The Top-5 Underbidding Neighbourhoods in May 2026
The five most underbid neighbourhoods were spread across Durham Region, with two located in Pickering. Uxbridge also appeared on the list for the second month in a row. Among the top five, the median underbid ranged from $26,500 below asking to $69,500 below asking.
Generally speaking, the top underbidding neighbourhoods in the Durham Region tend to be more expensive, while the top overbidding neighbourhoods have comparatively lower list prices.
