Major development with 2,873 units + more approved

The Town of Ajax has approved a draft plan of subdivision for a proposed development which includes about 2,873 apartment units located at the southeast corner of Kerrison Drive East and Salem Road North.

The plan was submitted by 2322244 Ontario Inc. and includes a mix of residential, commercial, and employment uses.

The approved plan (Application S-A-2025-01) includes the creation of:

  • A mixed-use block (Block 1 – 8.3 hectares),
  • An employment block (Block 2 – 2.04 hectares), and
  • A new public road (Street ‘A’) connecting Kerrison Drive East to the future Ringer Road extension.

Block 1 is subject to a Minister’s Zoning Order (O. Reg. 366/24), which permits a high-density, mixed-use development of about 2,873 apartment units and at least 40,000 square metres of non-residential floor space in buildings up to 25 storeys. Block 2 will accommodate employment uses and is zoned for Prestige Employment.

According to the Town, the proposed road will feature a 23-metre right-of-way and include sidewalks on both sides, bike lanes, and on-street parking where possible.
