Which is the only one Durham community that was overbid

Almost every single neighbourhood in Durham Region saw homes selling for below list price in September, unchanged from the previous month, as all but two neighbourhoods moved into underbidding territory.

In September, only 2 per cent of the neighbourhoods in Durham Region were in overbidding territory, similar to August. The percentage of neighbourhoods in underbidding territory decreased only slightly from 98 per cent in August to 95 per cent in September. Another 2 per cent of neighbourhoods had homes that changed hands at asking, up slightly from no neighbouroods in August.

In recent months, the bidding trend in Durham Region was consistent with what’s happening across the Greater Toronto Area (GTA). However, last month the GTA saw 8 per cent of neighbourhoods move into overbidding territory, compared to just 1 per cent the previous month. A remaining 92 per cent were underbid, while 1 per cent were selling at asking (percentages may not equal 100 per cent due to rounding.)

The Only Overbidding Neighbourhood in September

Excluding neighbourhoods with fewer than five sales, only one of the 42 neighbourhoods in Durham — Kedron, Oshawa —  had homes selling for over asking last month. The lone neighbourhood had a median sold price of $785,250 and an overbid amount of $50,100.

The Top-5 Underbidding Neighbourhoods in September 2025

Three of the top-5 most underbid neighbourhoods were in Whitby. The Neighbourhood of Uxbridge took the top spot with a median sold price of $1,337,500 and a median underbid amount of -$49,450.

Generally speaking, the top underbidding neighbourhoods in the Durham Region tend to be more expensive, while the top overbidding neighbourhoods have comparatively lower list prices.

At the end of each month, Wahi compares the differences between the median list and sold prices to determine whether neighbourhoods are in overbidding or underbidding territory, excluding those neighbourhoods with fewer than five transactions in a given month. In September, there were 42 Durham neighbourhoods where there were at least five home sales. The top overbidding and underbidding neighbourhoods are ranked by the median overbid or underbid amount. The median overbid and underbid amounts are calculated by subtracting the list price from the sold price of each individual listing in a given neighbourhood. These are then ranked by the median of all subtractions and presented as the median overbid or underbid amount.
