Two Durham communities were amongst the fastest selling neighbourhoods in July, based on average days on market across the Greater Toronto Area (GTA).
The difference between the GTA’s fastest- and slowest-selling neighbourhoods remained significant, although it narrowed considerably from June. Homes in Alderwood, Etobicoke, Ajax and Whitby sold in an average of just 17 days in July, according to the latest Wahi analysis.
Properties in Chaplin Estates, Old Toronto, spent an average of 77 days on the market. By comparison, June’s fastest-selling neighbourhood averaged six days on market, while the slowest averaged 126, said the GTA analysis which looked at neighbourhoods with five or more transactions with the highest and lowest average days on market for home sales in July 2026.
The types of homes in a neighbourhood can also affect how quickly properties sell, since condos and detached homes often appeal to different buyers and sell at different speeds.
Fastest selling Durham neighbourhoods in GTA in July
Uptown Ajax
Uptown Ajax was one of two neighbourhoods where homes averaged 16 days on market. Situated north of Highway 401 around Kingston and Westney roads, the community combines suburban residential pockets with convenient access to shopping and major transportation routes. In the neighbourhood guide website, Uptown Ajax is described as being located “In the heart of Durham Region and is a progressive, diverse and vibrant, waterfront community”.
Nextdoor Neighbours have listed atmosphere, community, dog friendly, family friendly, freeway access, location, quiet, surroundings, trails, and walking as reasons they love the neighbourhood.
Uptown Ajax is considered a walkable neighbourhood by Nextdoor Neighbours.
Ashburn, Whitby
Ashburn recorded an average of 17 days on market. Located in northern Whitby, the small rural hamlet has traditionally been an agricultural community, with housing that ranges from older farmhouse-style properties to newer custom homes on larger lots.
Ashburn is described as “a pretty little hamlet with a nice mix of older and newer housing stock. All the houses display a pride of ownership, and are well designed and nicely landscaped.” in neighbourhood guide.
Ashburn is situated in the scenic Oak Ridges Moraine. The topography and landscape make it perfect for cyclists and hiking enthusiasts. There are also numerous golf courses and ski hills in the area including the Royal Ashburn Golf Club, Heather Glen Golf Course, and Ski Dagmar.
