172 block townhouses complex planned for Oshawa

Oshawa has announced a new residential project of 172 units that is planned to be built in the northern part of the city.

It has called a Planning Act public meeting will for approval of a Draft Plan of Subdivision (File: S-O-2022-05), approval of a Draft Plan of Condominium (File: C-O-2022-08) and to amend Zoning By-law 60-94 (File: Z-2022-12).

The applications have been submitted by Katanna Simcoe Ltd. for lands at 1279 Simcoe Street North. The applications have been determined to be complete.

The applicant proposes to develop a new mixed-use development consisting of 172 block townhouses (12 live/work block townhouses, 88 block townhouses and 72 back-to-back block townhouses).

The purpose of these applications is to:

  1. Implement a draft plan of subdivision (S-O-2022-05) which proposes to create a road widening block along the east side of Simcoe Street North and a block which may be further severed to permit the development of up to 12 live/work block townhouse dwellings, 88 block townhouse dwellings and 72 back-to-back block townhouse dwellings;
  2. Implement a common elements draft plan of condominium (C-O-2022-08) featuring up to 12 live/work block townhouse dwellings, 88 block townhouse dwellings and 72 back-to-back block townhouse dwellings, and various common elements including private roadways, visitor parking areas, a common outdoor amenity area and landscaped open space; and,
  3. Rezone the subject lands from R4-A/R6-C/EU (Residential/Existing Use) and PSC-A (Planned Strip Commercial) to appropriate Zones to permit live/work townhouses dwellings, block townhouse dwellings and back-to-back townhouse dwellings, with site specific conditions to permit certain performance standards such as, but not necessarily limited to, reduced lot frontage, yard depths, landscaped open space and visitor parking, and increased lot coverage and building height.

The meeting will be held on January 9, 2023 at 6:30 pm. It is open to the public and will take place in person in the Council Chamber, Oshawa City Hall, 50 Centre Street South.
