Four Clarington developments with 500+ units approved

Four new developments have been approved by Clarington Council, including a new affordable seniors’ housing building, a four-storey medical clinic and two new subdivisions.

The approximate total number of housing units in these projects is 506.

The approved developments include:

Seniors Housing. A Zoning By-law Amendment to allow a new three-story affordable seniors’ housing building in Orono, adding 58 units to the existing site (increasing the total from 41 to 99 units), with a future site plan application anticipated.  The site is located at 200 Station Street, Orono. Below is a rendering of what the building may look like.

Medical Clinic. A Zoning By-law Amendment to support a new four‑storey medical clinic at 222 King Street East in Bowmanville.

The new four storey building is to be located North of the North Wing along the St. George Street North frontage, just North of the existing two-way controlled access, which is currently being used as parking for the facility.

The building will measure approximately 22.2 metres wide and approximately 29 metres deep with a total area of approximately 2,400 square metres. Below is a proposed 3D rendering of the project:

Bowmanville Subdivision. A new subdivision is planned at Bowmanville Avenue and Longworth Avenue, including 96 homes (single detached, semi-detached, and townhouses), a park, stormwater pond, and natural heritage system areas, with detailed subdivision plans

According to council staff recommendations; the proposal has been revised as follows:

  • A 6 metre wide service block and pedestrian walkway has been added between the street townhouses to create a pedestrian connection internally to the neighbourhood from Bowmanville Avenue.
  • A reduction of units from 100 to 96 units.
  • An interim solution for an emergency access off of Longworth Avenue until a permanent emergency access can be established from Bowmanville Avenue once the ultimate realignment of Longworth Avenue is established.
  • Refinements to the development limits in relation to the natural heritage system and the associated minimum vegetation protection areas.
  • Street B has been widened from an 18 metre right-of-way to 20 metres.
  • Townhouse frontages are proposed to be widened from 4.5 metres to 5.1 metres.

Courtice Subdivision. A subdivision has been proposed in Courtice (west of Courtice Road and north of the future Meadowglade Road extension), enabling up to 352 homes including single detached houses and townhouses, along with new roads and environmental protection areas.

The Draft Plan of Subdivision shows 70 single detached lots, 59 townhouse units, two medium density corridor blocks with a proposed unit range of 174 to 223 units.

Two public roads have been planned (Street A and B) along with road widening blocks along Courtice Road and Meadowglade Road. An environmental protection area block and a pedestrian access block have also been planned.
