12-storey mixed-use development planned in Ajax

The Town of Ajax yesterday announced it is in receipt of Official Plan and Zoning By-law Amendment applications, submitted by Petrina Developments Corporation.

The company is proposing the development of a 12-storey mixed-use building consisting of 161 residential units and 600 square metres of ground floor commercial floor area, and a 5-storey seniors’ building consisting of 34 units.

The future submissions of a Site Plan Application and potentially, a Draft Plan of Condominium Application, will be required to facilitate the proposed development, said a town statement.

The lands affected by the proposed development are 21 and 23 Harwood Avenue South as well as a portion of the rear yards of 100, 101, and 102 Heron Street, it added.

It said the purpose of the Official Plan Amendment Application (OPA20-A2) is to establish a new Area Specific Policy for the subject lands to increase the maximum permitted building height and density. The Official Plan Amendment also proposes to redesignate a small portion of the rear yards of 100-102 Heron Street from the Low Density Residential designation to the Midtown Corridor designation, in order to extend the Midtown Corridor designation approximately 3.0 metres east of the current designation boundaries.

The purpose of the Zoning By-law Amendment Application (Z3/20) is to rezone the lands to a site-specific Uptown Mixed Use (UC) Zone to permit additional uses and set site-specific development standards to facilitate the proposed development. The Zoning By-law Amendment also proposes to rezone a small portion of the rear yards of the Heron Street properties in order to extend the UC Zone slightly east.

The purpose of the future Site Plan Application is to review and examine the design and technical aspects of the proposed development. The future submission of a Draft Plan of Condominium Application may also be required to establish the residential tenure of the proposed development, the statement added.
