Ajax moves to permit 4 residential units on a property

The Town of Ajax has approved a motion to allow up to four residential units on a property wherever zoning permits detached, semi-detached or street townhouse dwellings.

Town of Ajax currently permits “as-of-right” zoning permissions for up to three residential units in accordance with Bill 23.

Town’s Planning and Development staff are being directed to carry out the necessary work to implement “as-of-right” zoning permissions for motion moved by Mayor Shaun Collier and seconded by Regional Councillor Crawford.

The council also resolved that a copy of this motion be circulated to Prime Minister, Federal Minister of Housing, Infrastructure and Communities, MP for Ajax, Ontario Minister of Municipal Affairs and Housing, MPP for Ajax, Durham Regional Chair, and Durham Regional Council.

The motion pointed out that between 2011 and 2021, Ajax experienced a population increase of 15.6 per cent to 126,666. It also said in February, Ajax Council endorsed Ontario government’s Municipal Housing Pledge targeting 17,000 new housing units in Ajax by 2031.

The motion explained that the town has a fixed urban boundary and higher density housing is necessary to create new and affordable housing units and to diversify the housing stock in Ajax;

Ajax has applied for $43.5 million from the Housing Accelerator Fund (HAF) to invest in community-related infrastructure, programs, and studies that support housing.
