Multi-tower mixed-use complex planned for Ajax

The Town of Ajax said it is reviewing a Site Plan Application (SP5/19), submitted by 2636056 Ontario Inc, proposing the development of a multi-phase mixed use development for the lands at 282 Monarch Avenue.

The development proposal consists of mixed-use buildings, up to a maximum height of 33-storeys, containing dwelling units and commercial/office space. Indoor and outdoor (green roofs) amenity space is proposed for each building, a central common outdoor amenity area is proposed, and surface and underground parking is also proposed, said a town notice.

It said the Site Plan Application SP5/19 is under review by Town staff and external agencies.

Ajax said a Statutory Public Meeting is to be held on Monday, June 24 at 1 pm.

Official Plan Amendment Application OPA24-A1 and Zoning By-law Amendment Application Z3/24 seek to permit an increase in height and minimum parking requirements for the proposed mixed-use development.

The purpose of Official Plan Amendment Application OPA24-A1 and the proposed implementing by-law is to establish an Area Specific Policy for the subject lands to permit a maximum height of 33-storeys. The purpose of Zoning By-law Amendment Application Z3/24 and the proposed implementing by-law is to establish a site-specific Exception (Exception 219) for the Downtown Central Area – Mixed Use (DCA/MU) Zone to set development standards (i.e. maximum height and set minimum parking requirements) that would implement the proposed mixed use development of the subject lands.
