
The spring homebuying season in Durham Region appears to be gaining momentum. In April, 30 per cent of neighbourhoods saw homes selling above asking, up sharply from 8 per cent in March.
At the same time, the share of communities in underbidding territory fell to 60 per cent, down from 88 per cent the previous month. Another 10 per cent of neighbourhoods saw homes sell at list price, compared with 5 per cent in March.
The increase in overbidding across Durham Region mirrors the broader trend in the Greater Toronto Area, where bidding competition spread to more neighbourhoods in April. Across the GTA, the share of neighbourhoods in overbidding territory rose to 13 per cent, up from 6 per cent in March, while 84 per cent of communities saw homes sell below asking and 2 per cent sold at asking.
Top 5 Overbidding Neighbourhoods in April 2026
Excluding neighbourhoods with fewer than five sales, two of the top-5 neighbourhoods with homes selling above list price were in Whitby, two were in Ajax, and one was in Oshawa. The top-5 overbid neighbourhoods had a median overbid ranging from $23,000 to $85,000.

The Top-5 Underbidding Neighbourhoods in April 2026
The five most underbid neighbourhoods were spread across the region. For a second month in a row, Clarington took first place with a median sold price of $1,280,000 and a median underbid amount of just below $60,000.

Generally speaking, the top underbidding neighbourhoods in the Durham Region tend to be more expensive, while the top overbidding neighbourhoods have comparatively lower list prices.
