The Town of Ajax announced Monday that applications have been received for an Official Plan Amendment and Zoning Bylaw Amendment, to allow for a housing development in the north of the town.
The applications were submitted by Weston Consulting on behalf of 1613935 Ontario Inc., to facilitate the future development of vacant unaddressed lands located on the north side of Ravenscroft Road, northeast of Paulynn Park, and south of Duffins Creek (see map above).
The proposal consists of 48 back-to-back stacked townhouse units within 4 blocks, with underground and surface parking. The future submission of a Site Plan Application and a Draft Plan of Condominium Application will be required to facilitate the proposed development, said a town statement.
The purpose of the Official Plan Amendment is to re-designate a portion of the subject lands from the Low Density Residential and Environmental Protection designations to the Medium Density Residential designation with an Area Specific Policy that permits back-to-back stacked townhouse units at a density of 76 units per net hectare.
The purpose of the Zoning By-law Amendment is to rezone the lands from the Agricultural (A) Zone and Private Open Space (POS) Zone to Environmental Protection (EP) Zone and Residential Multiple Six (RM6) Zone with additional permitted uses and site specific development standards to accommodate the development.
A Statutory Public Meeting will be held on Monday, March 4, 2024 at 1 pm. A copy of the staff report with recommendations to the Community Affairs and Planning Committee on the Official Plan Amendment and Zoning By-law Amendment Applications will be available by end of day on Tuesday, February 27 in the agenda for the meeting, available at ajax.ca/meetings.
This public meeting is being held in-person in Council Chambers, located at Ajax Town Hall, 65 Harwood Avenue South, Ajax ON, L1S 2H9 and will be live-streamed for public viewing at ajax.ca/live.
