Ajax set target to build 17,000 homes by 2031

Ontario has set a specific target of 17,000 new homes to be built in the Town of Ajax by 2031, according to a town resolution.

The resolution, adopted on January 23, refers to the province declaring a housing crisis, and setting a goal to build 1.5 million homes across Ontario in the next 10 years.

It said in February 2021, Ajax Council had supported five Employment Area Conversion Requests under which up to 4,100 housing units could be created.

The lands, located within existing Settlement Area Boundary, are:

  • 8.8 hectares at the southeast corner of Salem Road North and Kerrison Drive East,
  • 2.99 hectares at 1401 Harwood Avenue North,
  • 1.11 hectares at 1541 Harwood Avenue North,
  • 3.8 hectares at 250 Rossland Road East, and
  • 0.69 hectares at 650 Beck Crescent.

These parcels have been subject to review and public consultation under the Durham Region Official Plan, the resolution said.

Bill 23 impact

It pointed out the development of these urgently needed lands could be delayed for years while final approvals are sought – the Region Official Plan process is under questions due to changes stemming from Bill 23 (More Homes Built Faster Act 2022).

Ajax Council resolved that it ask the Ontario Minister for Municipal Affairs and Housing, to enact a Minister’s Zoning Order (MZO) to:

  1. Permit a mixed-use development with some 2,873 apartment dwellings within multiple buildings of up to 25 storeys at Salem Road North and Kerrison Drive East lands;
  2. Permit some 150 townhouse dwellings at 1401 Harwood Avenue North,
  3. Between 33 and 77 townhouses at 1541 Harwood Avenue North,
  4. Some 800 apartments at 250 Rossland Road East, and
  5. About 200 apartments in a building at 650 Beck Crescent.

It also asked that affordable and below market rent options be included where feasible.
